Portsmouth RI Edition

Chris’s Take
If you’ve been watching the buzz around the new reality TV series The Real Housewives of Rhode Island, you may have noticed that Aquidneck Island — especially Portsmouth — seems to be getting a lot of screen time lately. And honestly, it’s not hard to understand why.
Portsmouth offers a lifestyle that’s difficult to replicate anywhere else in New England. From waterfront living and scenic backroads to boating, beaches, vineyards, and some of the best coastal dining in Rhode Island, this community has quietly become one of the most desirable places to call home.
What makes Portsmouth stand out is its balance. It offers the coastal lifestyle buyers dream about while still maintaining a relaxed and welcoming feel. Residents enjoy access to Newport, Bristol, and the rest of Aquidneck Island while avoiding much of the congestion and fast pace found in larger tourist destinations.
As summer approaches, demand for homes in coastal Rhode Island communities continues to grow. Buyers today are searching for more than just square footage — they’re searching for lifestyle, flexibility, and connection to the communities they live in. Portsmouth continues to deliver on all three.
Whether you’re looking for a year-round residence, a second home, or simply considering a move closer to the coast, Portsmouth remains one of Rhode Island’s most attractive hidden gems.

If You’re Renting, You’re Paying 100% Interest
One of the biggest misconceptions in today’s market is that waiting automatically saves money.
While interest rates certainly matter, renters are often paying 100% interest every single month — because none of that payment builds equity or long-term wealth.
The first home does not need to be your forever home. For many buyers, it’s simply the first step toward building wealth through real estate.
The real question is, is NOW the right time for you. Chris breaks it down in this short video.

Multiple Offers? Sellers Can Still Leave Money on the Table
Receiving multiple offers on your home sounds like the ideal situation — and often it is — but the highest offer is not always the best offer.
Many sellers focus solely on price while overlooking:
Financing strength
Inspection contingencies
Appraisal risks
Closing timelines
Buyer flexibility
Potential repair negotiations
A strong listing strategy is about more than generating offers. It’s about creating leverage and identifying the terms that truly protect your bottom line.

Chris’s Insight
The Portsmouth market continues to demonstrate strong long-term value, particularly in the luxury and coastal segments, where buyer demand remains elevated despite shifting market conditions. While homes are taking longer to sell compared to last year, rising sale prices and increasing price-per-square-foot numbers indicate that buyers are still willing to pay a premium for well-positioned properties on Aquidneck Island.
What we’re seeing right now is a transition toward a more balanced market. Buyers have become more selective and price-sensitive, which explains the increase in days on market and the decline in sale price versus original list price. Homes that are priced strategically, properly prepared, and marketed effectively are still commanding strong attention — while overpricing is being corrected much more quickly by today’s market.
For sellers, curb appeal, presentation, and accurate pricing matter more than ever. For buyers, improving inventory levels may create opportunities that simply didn’t exist over the past few years. Portsmouth remains one of Rhode Island’s most desirable coastal communities, and the market continues to reflect that long-term confidence.
The bottom line:
This isn’t a declining market—it’s an evolving one. And in markets like this, the difference between a good outcome and a great one comes down to strategy, timing, and execution.
That’s where having the right guidance matters most.

💡 Service for Life Tip
Sellers: Don’t Underestimate Curb Appeal
When preparing a home for sale, first impressions matter more than ever.
Before buyers ever walk through the front door, they’ve already started forming opinions based on what they see from the street. Strong curb appeal helps create emotional connection, increases perceived value, and can even lead to stronger offers.
Simple improvements can make a major impact:
Fresh mulch and seasonal flowers
Clean walkways and driveways
Power washing siding and decks
Fresh paint on the front door
Trimmed landscaping
Updated exterior lighting
Clean windows and entryways
The goal is simple: help buyers feel excited before they even step inside.
In a competitive market, homes that show pride of ownership often sell faster and for more money.
