Chris’s Take

Why the South Coast Is Entering a New Chapter in Real Estate

For years, the South Coast has quietly offered something many parts of Massachusetts cannot—coastal living, strong communities, and relative affordability. Today, more buyers are discovering what local residents have known all along.

The real estate market is changing, but not in the way many headlines suggest. Instead of a market driven solely by low interest rates, today's market is being driven by lifestyle, long-term value, and informed decision-making.

We're seeing buyers relocate from higher-priced markets, families looking for more space, remote and hybrid workers expanding their search, and retirees seeking waterfront communities without Cape Cod prices. At the same time, homeowners continue to benefit from years of accumulated equity, creating opportunities to move up, downsize, or invest in the next chapter of their lives.

The South Coast—including communities like Fall River, Westport, Somerset, Swansea, Dartmouth, New Bedford, and neighboring Rhode Island towns—continues to evolve with new development, infrastructure improvements, growing local businesses, and renewed interest from buyers throughout New England.

While every market shifts, one thing hasn't changed: local knowledge matters. Understanding neighborhood trends, pricing strategies, financing options, inspections, and negotiations has become more important than ever.

Whether you're planning to buy this year, sell next year, or simply stay informed, my goal is to provide practical information that helps you make confident decisions when the time is right.

After all...

When the time is right, let's do business. In between, let's do life.

Buyer and Seller Tips

Buyer Strategy of the Week

A Home Inspection Isn't a Pass or Fail

One of the biggest misconceptions among homebuyers is believing that a home inspection is a test a house either "passes" or "fails."

It isn't.

A home inspection is simply an evaluation of a home's current condition. Every home—even brand-new construction—will have items noted in the report. The purpose is to help buyers understand the property's strengths, maintenance needs, and potential repairs so they can make an informed decision.

A good real estate agent helps buyers distinguish between normal maintenance items and issues that deserve further attention or negotiation.

Seller Strategy of the Week

There Are 184 Steps Between Listing and Closing

Selling a home isn't simply putting a sign in the yard and waiting for offers.

Behind every successful sale are dozens of professionals, legal requirements, deadlines, inspections, negotiations, financing milestones, title work, and countless details working together behind the scenes.

In fact, there are approximately 184 separate tasks involved from the day you decide to sell until closing day.

Working with an experienced REALTOR® helps ensure every one of those steps is managed properly—protecting your investment while reducing stress throughout the process.

Living the South Coast Lifestyle

The South Coast isn't simply a place to buy a home—it's a place to build a life.

Residents enjoy miles of coastline, beautiful beaches, boating, fishing, walking trails, local farms, vineyards, historic downtowns, and vibrant waterfront districts. Whether it's enjoying dinner overlooking the water in New Bedford, exploring the beaches of Westport, spending the afternoon on the Somerset waterfront, or taking advantage of easy access to Providence, Newport, Boston, and Cape Cod, the South Coast offers an exceptional quality of life.

Families appreciate the strong sense of community, local events, farmers markets, seasonal festivals, and recreational opportunities available throughout the region. Buyers also continue to recognize the area's combination of affordability and long-term value compared to many other coastal communities in Massachusetts.

Chris’s Insight

The South Coast Isn't Just Where I Work—It's Home

I've been fortunate to call the South Coast home for most of my life.

Although I was born at the U.S. Naval Hospital in Key West, Florida, my family settled in Portsmouth, Rhode Island when I was young, and that's where I grew up. As an adult, life has taken me to Fall River and today to Westport, while my career has allowed me to serve families throughout Somerset, Swansea, Dartmouth, New Bedford, Tiverton, Portsmouth, and many of the communities that make this region so special.

After more than 30 years helping people buy and sell homes, I've come to appreciate that what makes the South Coast unique isn't just the real estate—it's the lifestyle.

Here, you're never far from the water. Whether it's a morning walk along the shoreline, a day on the boat, fresh local seafood, a community festival, or simply watching the sunset over the river, there's a pace of life here that's hard to find elsewhere. We enjoy the charm of small towns while still being within easy reach of Providence, Boston, Newport, and Cape Cod.

I've watched neighborhoods grow, downtowns revitalize, and communities evolve while still holding onto the qualities that make people proud to call this area home. It's one of the reasons we're seeing more buyers discover what longtime residents have known all along—that the South Coast offers an incredible balance of affordability, opportunity, and quality of life.

When clients ask me why I enjoy what I do after all these years, the answer is simple. I get to help people find not just a house, but a community they'll love for years to come.

I feel incredibly fortunate to have built both my life and my business here, and I look forward to helping many more families discover everything the South Coast has to offer.

When the time is right, let's do business. In between, let's do life.

💡 Service for Life Tip

"Is Now a Good Time to Buy?"

It's one of the questions I'm asked most often. And the answer isn't determined by interest rates alone.

The right time to buy depends on your financial readiness, employment stability, long-term plans, available inventory, and whether purchasing now helps you reach your personal goals.

Many buyers wait for the "perfect" market, only to discover that prices have continued to rise while they remained on the sidelines. Others buy before they're truly prepared.

Rather than trying to perfectly time the market, focus on preparing yourself. Get pre-approved, understand your budget, build your savings, and learn what's happening in your local market. When the right home comes along, you'll be ready to act with confidence.

Remember:

You can refinance an interest rate.

You can't go back and buy yesterday's home at yesterday's price.

If you're wondering whether now is the right time for you, I'd be happy to help you evaluate your options—without any pressure or obligation.
