Affordability Depends on Where You Look
When people talk about the price of real estate on the South Coast, they often speak about the region as though it were one market. It is not.
South Coast Massachusetts is made up of individual communities, each with its own housing stock, price range, pace of activity, and lifestyle. That variety is one of the area’s greatest strengths because buyers may have more options than they first realize.
A buyer priced out of one community may still find a realistic opportunity just a few towns away. Someone looking for a city setting may approach the search differently from a buyer who wants more land, a quieter neighborhood, or proximity to the coast. The right choice depends on more than finding the lowest price. It depends on finding the best combination of affordability, location, property type, and lifestyle.
The 2026 median sale prices across Fall River, New Bedford, Somerset, Swansea, Dartmouth, and Westport show a wide range of entry points. That range allows buyers to compare communities and make decisions based on what is most important to them.
Affordability also means more than the purchase price. Buyers need to consider property taxes, insurance, utilities, maintenance, commuting costs, and the condition of the home. A property with a lower price may require more immediate work, while a more expensive home may offer features or improvements that reduce future expenses.
That is why I encourage buyers to begin with the life they want to create and then build a realistic financial plan around it. The goal is not simply to buy in the least expensive community. It is to find a home and location that work together without placing unnecessary pressure on the household budget.
The South Coast does not offer one definition of affordability. It offers a range of communities and price points that give buyers the opportunity to find the right balance between budget, property, and lifestyle.

An Appraisal Can Kill a Deal—Here’s What Every Buyer and Seller Should Know
An accepted offer does not automatically guarantee a successful closing.
When financing is involved, the lender will generally require an appraisal to help determine whether the property supports the agreed-upon purchase price. If the appraisal comes in below that price, the transaction can suddenly face a financing gap.
For sellers, this is another reason the strongest offer is not always the offer with the highest number. Financing strength, appraisal language, available cash, contingencies, and the buyer’s overall ability to perform should all be considered.
The goal is not merely to accept an impressive offer. It is to select an offer with a strong probability of reaching the closing table.

How Median Sale Prices Have Changed Across the South Coast
South Coast Massachusetts continues to offer a broad range of housing prices, but affordability varies considerably from one community to another.
To provide a clearer comparison, the table below shows the year-to-date median sale price for single-family homes in 2025 and 2026, using market data through July 11 of each year.

Fall River’s median sale price increased from $437,450 in 2025 to $490,000 in 2026.
New Bedford remained the most affordable community in this comparison, rising from $427,000 to $439,900.
Somerset increased from $485,000 to $515,000, while Swansea rose from $496,750 to $535,000.
Dartmouth’s median sale price moved from $563,750 to $635,000, and Westport increased from $640,000 to $730,000.
The data shows that all six communities experienced year-over-year increases, but not at the same rate. New Bedford recorded the smallest percentage increase, while Westport recorded the largest.
These differences reinforce an important point: South Coast affordability should be evaluated community by community. Each town offers its own price level and lifestyle character, and we will explore those individual features more closely in future editions.
For now, buyers should focus on understanding where their purchasing power fits within the region and how each community aligns with their broader goals.

Fair Market Value vs. Emotion
A home can carry decades of memories, family milestones, improvements, sacrifices, and emotional meaning.
Those things are real—but they do not automatically determine fair market value.
Fair market value is based on what informed buyers are willing to pay under current market conditions. Buyers compare your property with competing homes, recent sales, location, condition, features, and available alternatives. They do not know what you paid, how much you need for your next move, or how much the home means to your family.
That does not mean emotion should be ignored. It means emotion and market value should be treated as two different things.
A strong pricing strategy respects the seller’s connection to the home while relying on evidence to determine how the property should enter the market. The closer the asking price aligns with buyer expectations, the better the opportunity to create interest, competition, and a successful sale.
