One of the things I love most about Fall River is that you can actually feel the momentum building.
The waterfront revitalization isn’t just about construction projects or new roads. It’s about reconnecting the city to the river and creating destinations where people want to spend time. From new walking areas and waterfront dining to future mixed-use development and expanded public spaces, Fall River is entering a new chapter.
For years, the waterfront felt separated from the rest of the city.
Now, with the removal of the old Route 79 structure and major redevelopment plans underway, the waterfront is becoming a focal point for growth and community activity.
As someone who has spent years helping buyers and sellers throughout the South Coast, I believe this transformation will continue to positively impact Fall River’s housing market, local businesses, and overall quality of life.
This is one of those moments where people will eventually say:
“I wish I bought there sooner.”

Fall River, MA Market Snapshot (Year-Over-Year)
The Fall River housing market remains active, but we're seeing a shift toward a more balanced market compared to last year. While fewer homes have sold so far in 2026, home values continue to climb, demonstrating strong buyer demand for well-priced properties.
Key Year-Over-Year Market Trends
Closed Sales: 93 homes sold year-to-date, down 17.0% from 112 sales in 2025.
Median Sale Price: Increased to $493,000, up 15.9% from $425,500 last year.
Median Sale Price per Square Foot: Rose to $283.78/sq. ft., an increase of 1.9% year over year.
Median Days on Market: Increased from 28 days to 37 days, indicating buyers are taking more time with purchasing decisions.
Median Sale Price as % of Original List Price: 99.16%, down slightly from 99.69% last year, showing sellers are still receiving very close to their asking prices.

While the number of homes sold has declined compared to last year, prices continue to appreciate at a healthy pace. Buyers are benefiting from slightly more inventory and additional time to evaluate homes, while sellers continue to see strong pricing power when properties are properly prepared and marketed. Fall River's ongoing waterfront revitalization and continued investment throughout the city are helping support long-term demand and value growth.
